Decks, patios, and salt air from the lake

Covered patios take a stain and a breathable sealer well. Open slabs that hold snow against the house need a penetrating water repellent more than a glossy film. We look at where the snow actually sits, not just the square footage.

Older steps with scaled nosings get rebuilt at the edge before any coating. A thin coat over a crumbly nose looks fine until the first boot catches it.

Interior slabs in renovations

A common Peachland reno is a 1970s or 80s house losing carpet in the lower level. The slab underneath is usually paintable-grey and full of staple marks. Grinding those out and honing to a satin is a one-trade floor: no extra height at the door, no new threshold issues.

If a previous owner painted the floor with porch enamel, we remove it mechanically. Paint is not a base for polish or for epoxy.
