Spalls, scale, and popouts

Scale is the thin sheet of paste that lets go after freeze-thaw, common on driveways and on exterior stairs around here. Popouts are small cones where a soft stone sat near the surface. Both can be ground back to sound concrete and then topped, if the loss is shallow.

A deep spall at a joint, especially where a wheel has been hitting a curled edge, gets patched with a repair mortar before any decorative layer. Feathering a pretty topping into a hole is how you get a hole again.

Resurface, polish, or replace

If the floor is sound and you like the look of concrete, we grind and polish. If the surface is rough but stable, a resurfacer or overlay gives you a new canvas. If the slab has heaved, if it sounds hollow over a large area, or if it is cracked through and the sides are at different heights by more than a grind can fix, replacement of that section is the honest quote.

We are boring about this on purpose. A topping on a moving slab fails, and then you have paid twice. A short site visit with a straightedge tells us which of the three you are.

Bonded toppings and how they stay put

The sequence is always the same: remove what is loose, profile the sound concrete, repair the deep damage, prime, place the topping, cure it, then finish it. Skip the profile and the primer and the topping is a rug. You can peel a rug.

Thickness follows the product and the use. A feather-edge skim is for interiors with foot traffic. A garage or a shop wants a system rated for tires, with the thickness the data sheet actually requires in the wheel path. We do not stretch a bag to save a pass.

After the new surface is down

A resurfaced floor can be polished, stained, or coated. The new material takes colour more evenly than the old slab, which is why some clients resurface even when a polish was possible. They want the floor to look like one pour.

Cure time is not optional in January. Cold slabs in unheated Kelowna garages delay cementitious products. We heat or we wait. Footprints in a soft topping are not a character finish.

Resurfacing makes sense when the structural slab is sound but the surface layer is deteriorating — spalling, pitting, surface cracks, or old coating failures. Full replacement is only warranted when there are structural issues (heaving, settlement, major through-cracks) or the slab is simply too thin.

How long does a resurfaced concrete floor last?

With proper prep and the right resurfacing product, a well-done floor will last 10–20 years in normal service. High-traffic commercial areas may need periodic maintenance sooner. The single biggest predictor of longevity is surface preparation quality.
