Concrete Grinding & Floor Leveling in Kelowna

Lips, ridges, and the few millimetres that matter
A walk-behind grinder with a coarse metal bond will remove a joint lip or a high ridge of a few millimetres in a controlled pass. That is enough to kill a trip hazard in a hallway or to let luxury vinyl sit without telegraphing a hump. It is not a jackhammer, and it is not a new pour.
We map the floor with a straightedge before we cut. Grinding the whole room to chase one birdbath just makes dust. Targeted passes on the highs, then a blend so you do not feel a dish where the machine stopped.
Coatings, glue, and thinset
Ceramic thinset, carpet glue, mastic, and failed paint all come off mechanically. Chemical strippers have a place on small spots. On a full room they are slow and they leave a residue diamonds still have to cut. We grind it, vacuum it through a HEPA shroud, and leave a profile the next trade can use.
Old cutback adhesive needs a careful read. Some of it is just messy. If there is any reason to suspect a hazardous legacy material, we stop and you bring in the right testing. We do not grind through unknown black adhesive and call it prep.
When grinding is the wrong leveler
Low spots do not grind out. You cannot cut the neighbours down enough to meet a birdbath without destroying the slab thickness. Lows get a cementitious skim or a self-leveling underlayment after the highs are gone and the surface is profiled.
Structural heave from soil, a plumbing trench that dropped, or a garage slab that snapped across the middle needs a repair plan, not a prettier grind. We will flatten what is safe to flatten and flag what is not.
Dust, because the house is usually occupied
Dry grinding without extraction is how a Kelowna reno fills every closet with paste dust. Our machines run shrouded to HEPA vacuums. It is not a surgical suite, and you should still cover soft furnishings, but it is not the cloud people remember from a rental grinder in 2009.
Edges and door thresholds get hand grinders after the big machine. The big machine always leaves a picture frame. If that border stays high, your new floor still rocks.
Questions on concrete grinding & leveling
How much of a height difference can you grind out?
Single-pass diamond grinding effectively removes up to 3–5 mm of concrete. Greater height differences may need multiple passes or a self-leveling overlay. We measure the slab and advise the most cost-effective approach.
Can you grind out old glue or adhesive residue?
Yes. Mastic, thin-set, and most adhesive residues are removed during the grinding process. Heavily contaminated floors may need a chemical softener applied first. We assess adhesive type before choosing the method.
