Decorative Concrete Overlays & Resurfacing in Kelowna

Micro-topping versus a thicker overlay
A micro-topping is a polymer-modified cement skim, often a millimetre or two, troweled tight. It is for interior floors where you want a smooth, mineral look and the slab is already close to flat. It will telegraph a deep crack or a ridge if we do not deal with those first.
Spray and stamped overlays carry more material. They suit patios and entries where you want texture under a sandal. They also need a sound edge detail so the thin spot at the stair does not chip out in the first winter.
Cracks, and the honest version
Hairline crazing can disappear under a skim. A crack that moves with the season will come back. We rout and fill what we can, use a crack-isolation approach where it helps, and we tell you if a crack is going to read through. An overlay is a finish, not a structural stitch.
On Kelowna patios, the moving crack is often at a control joint someone previously filled with a rigid mortar. We honour the joint. Covering it solid is how the overlay tears in a straight line the following April.
Colour without a plastic look
Integral colour, topical stains, and dyes all sit well on a fresh overlay because the canvas is consistent. That is the advantage over staining old concrete, which is mottled whether you like it or not. If you want even tone, overlay first, then colour.
We keep exterior colours in mineral ranges that do not fade to chalk under Okanagan UV. A deep blue that looks sharp on a sample board often greys out on a south patio. We talk about that before you fall in love with the fan deck.
Where overlays beat replacement
Replacement is the right money when the slab is heaved, hollow, or too thin to grind. Overlay wins when the structure is fine and the surface is ugly: scale, popouts, old paint, a bad broom finish, or a coating we have ground off. You keep your elevations at the door and the siding line, which a new pour often ruins.
Bond is everything. We profile, we prime with the product the manufacturer actually specifies, and we do not pour a pretty mix over dust. If a topping sounds hollow in week one, it was never bonded.
Questions on decorative overlays
Can a decorative overlay hide cracks in my slab?
Overlays can minimise the appearance of hairline cracks, but they won't permanently bridge structural or moving cracks. We assess crack type and, where needed, rout and fill or use an elastomeric primer to reduce telegraph-through.
How thin can a concrete overlay be applied?
Micro-toppings can be applied as thin as 1–2 mm. Traditional overlays run 3–6 mm. Minimum thickness depends on the product and the condition of the base slab.
