Penetrating sealers versus a film

Silane and siloxane sealers soak in and line the pores. They do not change the look much, they do not peel, and they are the default for exterior flatwork in this climate. You reapply every few years, usually when water stops beading.

A film-forming acrylic makes colour pop and adds a sheen people like on stamped patios. It also wears off in traffic lanes and can blush if moisture is trapped under it. We use it where the look matters and the traffic is feet, not a truck turning.

A dry summer hides a lot. The damage shows in March: small popouts, scaling at the gutter, and a dusty surface where the snow pile sat with road salt. A breathable water repellent will not rebuild paste that is already gone, but it slows the next cycle if we apply it to sound concrete.

If the surface is already scaled, sealing the dust does nothing. Those slabs need grinding or a resurfacer first, then a sealer on the new skin. We will not spray a shiny coat over a floor that is shedding.

Basements and vapour

Interior sealers and densifiers reduce dust and make a basement slab easier to keep. They are not a fix for water entering at the footing. If you have an active leak, a sump, or efflorescence growing in a line, that is a drainage problem first.

For a slab that is dry but slightly damp to a meter, a penetrating densifier is safer than a plastic-like coating. Coatings trap vapour and blister. Densifiers leave the slab able to breathe while tightening the wear surface.

Joints, edges, and the spots people skip

Water enters at saw cuts, at the joint between driveway and garage, and along the stem wall. We treat those lines, not just the pretty middle of the slab. A sealer that misses the joint is a sunscreen you forgot to put on your ears.

New concrete needs to cure before most sealers go down. Coating a week-old pour because the landscaper is booked is how you trap moisture and stain the cream. We time it.
