Why prep decides whether the coating stays

Epoxy bonds to a profile, not to a smooth trowel finish. We diamond-grind or shot-blast to a concrete surface profile around CSP 2 to CSP 3 for thin systems, and a bit more aggressive if the build is thick. If we can still see trowel marks and a shiny paste, the coating is guessing.

Oil is the other killer, especially in garages off Gordon, in Rutland, and in any shop that has parked a truck for a decade. We degrease, then grind through the stained paste. If oil keeps bleeding overnight, that bay gets a different primer or we stop and talk. Coating over active oil is how you get a sheet of epoxy that peels like a sticker.

Moisture, because the Okanagan still has it

Kelowna is dry in August and wet under slabs in March. Older homes near the lake, and any slab without a vapour barrier, can push moisture up hard enough to blister a non-breathable epoxy. We check with a moisture meter and, on commercial work, in-slab relative humidity probes before we commit to a film-forming system.

If the numbers are high, polishing with a breathable densifier is often the smarter floor. If you still want colour, a moisture-tolerant primer or a different topping is the path. We do not roll epoxy onto a slab that is visibly darkening from below.

Flake, solid, metallic, quartz

Vinyl flake is what most homeowners mean when they search epoxy floor Kelowna. A full broadcast hides hairline cracks, looks finished, and takes winter salt better than a thin solid colour that shows every scratch. We lock the flake with a polyaspartic or polyurethane topcoat so UV from an open garage door does not amber the floor by year two.

Solid colour epoxy is cleaner in a showroom or a lab, and it shows wear sooner. Metallic epoxy is a decorative system for a room you want to look at, not a shop floor you drag steel across. Quartz broadcast is the tough, textured choice for commercial entries and commercial kitchens where a wet shoe needs grip.

Epoxy base, polyaspartic top

A common Kelowna stack is an epoxy body coat for build and chemical resistance, then a polyaspartic topcoat. Polyaspartic cures fast, stays clearer in sun, and lets us return a garage to light use sooner than an epoxy-only system. Full hardness still takes days. We write the wait times on the invoice so nobody parks a hot tire on a soft floor.

Exterior concrete is a different product conversation. A rigid epoxy on a driveway will crack with thermal movement. Driveways and patios get a penetrating sealer or a flexible coating rated for that exposure, not the same kit as the garage.

What fails in year three

Hot-tire pickup, edge peel at the garage door, and yellowing under a west window. All three come from thin material, weak prep, or a water-based kit that was never meant for a vehicle. We build edges into the door track and the wall, and we do not feather to zero where a tire sits and twists.

If an old coating is already letting go, we remove it. Coating over a failing coat just dates the next failure. Grinding it off is slower and it is the only version that lasts.
